Hay House Farm is an historic and totally unique, Grade II listed, Jacobean, red sandstone Country Guest House, dated 1625, with free luxury hot tub, encompassed by 10 acres of fields and landscaped gardens, all set in a spectacular, rural location, half a mile outside the ancient village of Ipstones.

Nestled in the glorious, unspoilt, South West Peak, an Area of Outstanding Natural Beauty and Special Scientific Interest, Hay House Farm is the quintessential country retreat, described by a guest as "One of England's Hidden Gems".

Step out into the glorious Peak District National Park, scale the imposing Roaches, walk along the Tissington Trail and fabulous Manifold Valley, balance on the stepping stones at Dovedale, enjoy the stately homes of Chatsworth House, Haddon Hall, Shugborough, Calke Abbey and Hardwick Hall, view the beautiful gardens at Biddulph Grange and Consall Hall, visit Staffordshire's renowned potteries such as Moorcroft and Emma Bridgewater, wander through the ancient RSPB Crowgutter Wood and stunning landscape of RSPB Coombes Valley Nature
